Duffy announced that after a one-week trial, a federal jury in San Diego convicted Carlsbad real estate agent Aida Agusti Castro and her son, Orange County attorney Stephen Kenneth Chrysler, of multiple counts of wire fraud for their roles in an $8 million mortgage fraud scheme involving 16 separate homes in Oceanside, Escondido, San Marcos, Lakeside, and Menifee.</em></p>
<p><em>After the jury returned its verdict, United States District Court Judge Jeffrey T. Miller remanded both defendants into federal custody pending their sentencing, which is currently scheduled for July 30, 2012 at 9:00 a.m.</em></p>
<p><em>Stephen K. Chrysler, an attorney and loan broker licensed with the California State Bar and California Department of Real Estate, was the owner and CEO of SKC Real Estate in Carlsbad, California. His mother, Aida Agusti Castro, was a licensed salesperson with the California Department of Real Estate, an officer of SKC Real Estate, and worked as a real estate agent for the company. Evidence at trial proved that between 2005 and 2007, the two defendants created 30 separate false loan applications, along with other fraudulent supporting documents, that they submitted to mortgage lenders in order to obtain over $8 million in mortgages to unqualified borrowers, including:</em></p>

<p><em>Figures from RealtyTrac show that 4,841 homes were in some stage of foreclosure in the first quarter of this year. Homeowners were either declared in default, or their homes were scheduled for auction, or already in the bank’s hands.</em></p>
<p><em>That’s up 8.6 percent from last fall, indicating that banks are getting more aggressive at taking back homes, after dealing with last year’s scandals over faked legal documents in foreclosure cases.</em></p>
<p><em>“They’re more confident that their paper work will pass muster, so they’re going ahead and foreclosing,” says Karen Wallensak, director of Catholic Charities Housing Resource Center, which counsels people behind on their mortgage payments. “Some people have been hanging on for a year, not making their mortgage payments, but not being asked to leave.”</em></p>

Inventories are at record lows, which should strengthen prices if you believe in supply and demand. So why are sales plummeting and prices not rising as hoped?</em></p>
<p><em>NAR reported Friday that existing home sales are down 2.1 percent from last month, not necessarily a big deal until you realize those are March numbers when sales are supposed to rise. Prices, however, are not doing what is expected of them. The Campbell/Inside Mortgage Finance HousingPulse Tracking Survey says they are falling just when optimists had hoped spring sales would boost the housing economy into the black and begin the long awaited recovery. NAR had March prices up 2.5 percent over a year ago.</em></p>
<p><em>According to the Campbell survey, home prices for non-distressed properties fell 5.7 percent from March 2011 to March 2012. Prices for damaged REOs fell 5.7 percent and for move-in ready REOs, prices fell 2.5 percent during the same one-year period. And for short sales, prices fell 14.3 percent, year-over-year. The total share of distressed properties in the housing market in March, as represented by the HousingPulse Distressed Property Index (DPI), was 47.7 percent, using a three-month moving average. This was the 25th month in a row that the DPI has been above 40 percent.</em></p>

Turley recently told Silicon Valley agents they need to educate their clients about the real story behind their local markets.</em><br />
<em>&#8220;We have a dearth of listings everywhere. Inventory is the lowest it&#8217;s been in four to five years in every county,&#8221; Turley told members of the Silicon Valley Association of Realtors.</em><br />
<em>Turley said the market is heating up but hampered by very low inventory, which have resulted in numerous multiple offers. Places like San Francisco have a mere three months supply of inventory. A healthy market has at least four to six months supply of inventory, said Turley.</em><br />
<em>&#8220;Inventory is what is going to put a cap on what we do this year,&#8221; said Turley.</em><br />

			<content:encoded><![CDATA[<p>The latest news on real estate and finance says that <strong>Short Sales Good For Flushing Debt Out Of The Market</strong>. This is according to the Main Street post and this could be a good opportunity for those who are looking forward to buy a new home.</p>

<p><img class="alignleft" style="margin-right: 10px;" src="http://i.usatoday.net/money/_photos/2012/04/19/Short-sales-pick-up-in-housing-market-A91BBMMA-x-large.jpg" alt="bulk reo homes" width="294" height="216" /><em>A new report out by Fitch Ratings says that short sales, long dreaded by borrowers while much maligned by realtors and lenders, may have a big impact in getting the U.S. real estate market back on its wobbly feet.</em></p>
<p><em>The report says short sales of U.S. residential homes is “gaining momentum”.</em><br />
<em>Short sales are triggered when a piece of real estate – usually a residential home – is worth less than the amount owed on the mortgage. Short sales occur when the borrower and lender agree that selling the home at a loss is better than having the property fall into foreclosure.</em></p>
<p><em>The Fitch report says that short sales should pick up speed after a recent Federal Housing Finance Agency proposal to speed up the short sale process (which can take weeks or months longer than a normal home sale, thanks mainly to foot-dragging from reluctant lenders).</em></p>
<p><em>That ruling seems to be paying dividends, as Lender Processing Services reports that in January, short sales actually outpaced foreclosures for the first time ever. Taking properties off the market via short sale is highly preferable to having them in foreclosure, which can drive down neighborhood homes values and potentially ruin the homeowner’s credit.</em></p>

<p><em>Short sales — which occur when a lender agrees to a home sale for less than what&#8217;s owed — were up 33% in January year-over-year, and preliminary February numbers also look strong, according to market researcher RealtyTrac.</em></p>
<p><em>Its data underscore lenders&#8217; increased willingness to do short sales, which tend to harm neighborhoods less than foreclosures. Homeowners also may regain eligibility for a new mortgage sooner than those who go through foreclosure.</em></p>
<p><em>More short sales &#8220;is mostly a good thing,&#8221; says Ira Rheingold, of the National Association of Consumer Advocates. One concern is that homeowners may have to short sell after being denied loan modifications that would have enabled them to stay in homes, he says.</em></p>

Simply go to a page of your website and click the “Edit this page” button on the toolbar. From here you will be taken to your content editor. It’s as simple as that.</p>

Doing that shortcuts many features and details that would provide your video greater exposure! Remember, YouTube is the second largest search engine behind Google. 			<content:encoded><![CDATA[<p>Recently Brad and I completed our <a title="Post Licensing Classes" href="http://bobbycarroll.net/2011/08/28/%E2%80%9Cacemaker-rewebcoach-school-on-sunday-even-after-irene%E2%80%9D-yep-been-here-every-weekend-this-month/" target="_blank">North Carolina post licensing classes</a> to become full real estate brokers. Having been a licensed real estate &#8220;agent&#8221; in NC since <a title="Bobby's early days of real estate" href="http://bobbycarroll.net/2011/07/24/have-a-personal-marketing-brochure-dont-copy-this-one-from-1985-it-should-focus-on-the-client-how-they-benefit/" target="_blank">1985</a>, I feel it&#8217;s important to be able to relate to our <a title="What Real Estate Professionals are Saying About Dakno" href="http://www.dakno.com/testimonial.php">Dakno clients</a>. Having closed many Raleigh real estate transactions, it&#8217;s nice to say &#8220;we&#8217;ve walked a mile in your shoes&#8221;!</p>
<h3>Fair Housing Law!</h3>
<p>The words I&#8217;m referring to all revolve around Fair Housing Act laws. It makes no difference what state you practice real estate in we are all governed by the Fair Housing Act of 1968. Just in case you have forgotten, here is what Title VIII of the Civil Rights Act of 1968 (Fair Housing Act) states:</p>
<blockquote><p>As amended, prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability).</p></blockquote>
<h3>Dirty Words You Should Never Use in Online and Offline Real Estate Marketing<a href="http://blog.dakno.com/wp-content/blogs.dir/53/files/2011/08/Fair-Housing-logo.png"><img class="alignright size-full wp-image-1327" style="margin: 5px" src="http://blog.dakno.com/wp-content/blogs.dir/53/files/2011/08/Fair-Housing-logo.png" alt="" width="288" height="279" /></a></h3>
<p>Below is a list of &#8220;unacceptable words and phrases&#8221; your web copy and ad copy should avoid!</p>
<ul>
<li>able-bodied</li>
<li>adult-only/living/community</li>
<li>near churches</li>
<li>no hearing, sight, mobility impaired</li>
<li>executive</li>
<li>married couples, singles-only, couples-only, male or female only</li>
<li>no children</li>
<li>empty nesters</li>
<li>active</li>
<li>exclusive</li>
<li>private</li>
<li>mature individuals</li>
</ul>
<div>I don&#8217;t know about you but I&#8217;ve seen real estate web copy and print ads filled with many of these descriptive words that violate Fair Housing.</div>
<h3>Acceptable Keywords You Can Use</h3>
<p>Here is a &#8220;safe&#8221; list of &#8220;acceptable keyword terms&#8221; you can use in your online and offline real estate marketing:</p>
<ul>
<li>great for families (yes, you can use this term!)</li>
<li>near golf courses, near bus transportation, parks nearby, houses of worship nearby</li>
<li>luxury condo</li>
<li>luxury home</li>
<li>quiet residential neighborhood</li>
<li>fixer upper</li>
<li>gated community</li>
<li>family room</li>
<li>den</li>
<li>credit check required</li>
</ul>
<h3>Don&#8217;t Forget About Your Website/Blog Images!</h3>
<div>Fair Housing law doesn&#8217;t just apply to <a title="SEO Consulting by Dakno" href="http://www.dakno.com/real-estate-search-engine-optimization.php">keyword terms</a> in your print ad or <a title="Copywriting by Dakno" href="http://www.dakno.com/real-estate-copywriting.php">website/blog copy</a>. It also applies to your images and videos. Make sure your <a title="Website design Best Practices by Dakno" href="http://www.dakno.com/webdesign.php">website and blog designs</a> including header images and videos of people reflect diversity with regard to race, color, national origin, religion, sex, and familial status. Remember, familial status applies to children under the age of 18 living with parents or legal custodians, pregnant women, and people securing custody of children under the age of 18.</div>
<div><strong>Now would be an excellent time to review your web copy and images and make certain your content conforms to Fair Housing law.</strong></div>

<p>That’s right. When it comes to converting visitors into fans, the wall ranks dead last in effectiveness. Why? If you think about it, the answer is pretty logical. Web visitors are always thinking, “What’s in it for me?” With your wall as a constant stream of updates, you can’t really address that main concern. That’s where an <a title="Facebook Custom Tab Creator" href="http://www.dakno.com/fbtabapp">Incentivized Welcome Page</a> comes into play.</p>
<h3>Are You Giving Your Visitors a Reason to Like You?</h3>
<p>We actually did some research of our own and decided to answer the “What’s in it for me?” question. We started asking everyone we know (and a bunch of people we didn’t know) what would make someone “like” a Facebook Business Page. Here are the top responses&#8230;</p>
<ol>
<li><strong>Free Stuff or Coupons</strong> &#8211; People want “deals.” They love contests, giveaways and coupons.</li>
<li><strong>Events</strong> &#8211; People want to know what’s going on in the community. One respondent actually went so far to say “If I knew a local agent was going to keep me updated on all the cool things to do in my area, I would even put up with their spam!”</li>
<li><strong>Social Connectivity</strong> &#8211; people love to connect with others who share the same interests.</li>
</ol>
<p>Now that we have this insight, it’s just a matter of creating a “Welcome” tab that addresses these items. There are a few ways to accomplish this.</p>
<h3>Creating an Incentivized Landing Page</h3>
<p><a href="http://twitter.com/reggierpr" target="_blank">Reggie</a>, over at My Tech Opinion, put together <a href="http://www.mytechopinion.com/2011/02/how-to-iframe-facebook-page-tab.html" target="_blank">a great tutorial</a> on how to add a custom tab to your Facebook Page. However, there are 2 problems with this approach.</p>
<ol>
<li>Facebook makes it labor intensive. As you can tell, there are quite a few technical steps involved.</li>
<li>Users who are using Facebook’s new “<a href="https://blog.facebook.com/blog.php?post=486790652130" target="_blank">secure browsing</a>” won’t see your page but will instead see a warning message. <strong>Talk about killing your conversion rates!</strong> You can purchase a SSL Certificate but that can cost you <a href="https://www.thawte.com/ssl/index.html?sl=t91570385670000007&amp;gclid=CNyD4_KovqgCFctw5Qodhjtuow" target="_blank">over $100 a year</a>.</li>
</ol>

<p>I wanted a simpler way to easily pull in content from external pages directly into a custom tab. So when we saw there really wasn’t anything available, we decided to create a Facebook App to do just that. The result is our <a href="http://www.dakno.com/fbtabapp" target="_blank">Custom Tab Creator</a>. The approach is simple. <a href="http://www.dakno.com/fb-help" target="_blank">Install the app on your page</a>, point to the landing content you want non-fans to see when they arrive at your page, and click done. It’s as simple as that. The app pulls the content from your site and integrates it into Facebook. No worrying about Developer Apps, Secure SSL Certificates, FBML, etc. It just works.</p>
<h3>Configuring The App</h3>
<p>The Settings Configuration Page is dead simple. You’ll probably want to show different content depending upon if the visitor to your Facebook Page is a fan or not. After all, there’s no point in showing a page that says “Click Like” if they have already liked your page. With this in mind, we have given you the ability to pull in content from two different sources &#8211; one to show Fans and one to show Soon to be Fans. And don’t worry about the App pulling in the wrapper of your site (after all, it would look weird if your entire site &#8211; header, menu and all were pulled into Facebook). The app gives you the ability to tell it to only pull in the main content and not all the other design.</p>

It&#8217;s a wonderful stream of the practical to the absurd and everything in between! It never fails to deliver insight and hilarity. Warning! One shouldn&#8217;t view Posterous on an empty stomach. The simplicity of emailing your profile, with your photo is just caveman easy as we like to say at <a title="Real Estate Website Design by Dakno" href="http://www.dakno.com/" target="_blank">Dakno</a>! <a title="Meet Dakno CEO Brad Carroll" href="http://www.dakno.com/staff/brad-carroll" target="_blank">Brad </a>and I have been big time advocates for <a title="Ready to Learn the Basics of Posterous" href="http://tv.dakno.com/20/posterous-session-from-virtual-re-barcamp/" target="_blank">agents to take advantage of Posterous</a>. <p>By the way, these instructions can be pretty much used for any profile. There are some nuances to these instructions that are germane exclusively to Posterous  and those will be noted below:</p>

<li>The subject line of your email is actually your Tech Savvy Agent Profile Title (H1 Tag). This is very important to Google so make sure you include your area keywords in your profile title. (All profiles titles need your keywords. With Posterous, your subject line is your post title).</li>
<li>If you really want to go for the SEO gusto for your profile, add your tags to the Posterous post. This is accomplished by adding your tags inside double opening and closing parentheses in the subject line of your email. Simply separate the tags with a comma. (Exclusive to Posterous)</li>
<li>When Benjamin says you can add your link to your homepage, I say make the most of this opportunity. Plus, it will make your profile SEO-sticky. Don&#8217;t go overboard with this but adding links is an awesome way to  enhance SEO and make navigation for the consumer easier so they wind up on  your online hub of your <a title="Ready to Learn More About Dakno Real Esate Websites?" href="http://www.dakno.com/webdesign.php" target="_blank">real estate website</a> and blog.</li>
<li>If you call yourself a tech savvy agent, no doubt your <a title="Need an Online marketing Strategy? Read More Here." href="http://www.dakno.com/real-estate-marketing.php" target="_blank">online marketing strategy</a> includes social media engagement. Be sure to link to all the places you play on the social media landscape. This will make it easier for consumers to find and connect with you. (Valid for all profiles)</li>
<li>One of the most overlooked opportunities for adding SEO-pop to your profiles is create sub headlines and tag those with the H3 tag. It&#8217;s equally important to take advantage of these sub headlines to crank out your targeted keywords. <strong>(UPDATE: Your Tech Savvy Agent Profile needs to be written in the HTML based version in your email client to retain your H3 tags and NOT in the Text Based version.)</strong></li>
<li>When you create your tech savvy agent profile (or any profile for that matter), always strive to convey to the consumer how a relationship with you benefits THEM!! That means telling your buyers or sellers being a solid agent first and a tech savvy agent second helps the consumer in their home buying and selling transaction. Remember, all the techie tools in the world are worthless unless you can leverage them to the ultimate benefit of your client. If you lack the rudimentary agent skills of managing relationships, offering superior client services, lack proper negotiating skills and fail to adhere to your fiduciary responsibility to do all possible to protect your client from financial harm and keep them safe from legal peril, I say lose the tech tools and gain a fresh perspective on the fundamentals of being a &#8220;real&#8221; real estate agent.</li>
<li>Make it easy for the consumer to &#8220;connect with you&#8221;. I say offer a subtle &#8220;call to action&#8221; at the conclusion to your profile to connect with you by offering every way imaginable for the consumer to contact you.</li>

After all, there’s not much point in creating content if no one reads it. That’s where blog promotion comes in. Promoting your blog allows you to not only bring more readers to your site, but also allows you to receive the most mileage out of your blog post.</p>

After all, being able to setup tools to automatically promote your blog is attractive. Once you setup these automated channels, you don’t have to worry about them any more. The only problem is that these automated channels typically do not drive a ton of traffic your way. Why? Because publishers abuse these channels and therefore people quickly begin to see this as noise.</p>
<p>But, that’s not to say that automation doesn’t have its place. Choosing the right forms of automation can be advantageous.</p>
<h3>Recommended Blog Automation Channels</h3>
<p><a href="http://feedburner.google.com" target="_blank">Feedburner </a>- Giving people the ability to “subscribe” to your blog and receive blog posts directly in their email inbox is a great way to stay connected with people. Once you set this up, they simply enter their email address and every time you blog, it is delivered as an email. And the best part is, because RSS is a dynamic feed, it’s always up-to-date. If you have an <a href="http://www.dakno.com/swiftsites.php">AgentBackdoor site</a>, you can easily <a href="http://www.dakno.com/help-shortcodes">add RSS feeds to your site using short codes</a>. This is a great way to keep pages fresh that wouldn’t otherwise be updated very often. All by simply spending a few minutes adding your blog to their site.</p>
<p>There are a number of other ways to automatically promote your blog but this should give you an idea.</p>
<h3>Recommended Manual Channels</h3>
<p>While automated channels are convenient because they require no day to day work, there are times when manually promoting your blog content can have much more of an impact. Below are a few places where you can manually promote your blog.</p>
<p><a href="http://www.facebook.com/dakno" target="_blank">Facebook</a> &#8211; There are applications that allow you to automate your promotion to Facebook. However, taking a few minutes to manually submit can produce much better results. This is because you have the ability to customize the message.</p>
<p>Teaser Post &#8211; There are numerous places on the web that allow you to submit blog content.  Most people make the mistake of simply copying and pasting their original blog post to these sites. While you are not going to be penalized for duplicate content, you won’t get any benefit from a search engine perspective. Additionally, if a user can read the entire blog post on the other site, there is no need for them to click to your site. Writing teaser posts on these sites allows you to not only pull traffic, but also helps build <a href="http://www.dakno.com/real-estate-search-engine-optimization.php" target="_blank">search engine credibility</a>. With this in mind, let’s look at what makes a well formatted teaser post.</p>

<li><strong>Original Content </strong>- Make sure your teaser post is a summary rewrite of your original blog post. Don’t simply pull in the first paragraph. You want to give Google something fresh to spider.</li>

<li>Topix &#8211; <a href="http://www.topix.com/member/register" target="_blank">Becoming an editor</a> in your geographic area allows you to add content to the 3rd largest newspaper site on the internet.</li>
<li>ActiveRain &#8211; If you are “<a href="http://activerain.com/realestatewebdesign" target="_blank">grandfathered in</a>” or have a paid account, ActiveRain can be another great place to tease your blog post.</li>
<li>BusinessWeek &#8211; Getting links and traffic from popular sites like BusinessWeek is easy by <a href="http://bx.businessweek.com/profile/kevin-tomlinson/ktomlinson671/" target="_blank">teasing your blog post on their business exchange</a> social network.</li>
<li>These are just a few places. Chances are, your geographic area has <a href="http://www.wral.com/golo/" target="_blank">many more places</a> to tease your blog.</li>

<p>Taking just a few minutes to follow these steps can dramatically increase the traffic to your site!</p>
